Caravan site licence

If you allow your land to be used as a caravan site, you are required to be licensed by your local authority who may attach conditions to your licence.

Licence conditions may:

  • limit when caravans can be used for residential purposes
  • restrict the number of caravans on site
  • control the types of caravans permitted
  • set where caravans can be positioned
  • regulate tents, vehicles, and other structures
  • require improvements to the land, such as planting or landscaping
  • set fire safety and firefighting requirements
  • require adequate sanitary facilities, services, and equipment to be provided and maintained

Eligibility

You must have legal entitlement to use the land as a caravan site. A licence will not be granted if your previous site licence was revoked within the last three years.

How to apply

Applications must be made in writing to the local authority for the area where the land is located and must include details of the site and any additional required information.

We must process all applications before a decision is made. If you have not received a response within a reasonable time, please contact us using the details provided or through the service you applied with.

Appeals and changes

If you disagree with a refusal, a licence condition, or changes to conditions, you may appeal to the Magistrates’ Court within 28 days of the decision. Before making changes, we will give you the opportunity to comment.

Complaints and advice

If you are an applicant or a third party, you should always contact us in the first instance if you have any queries, concerns or cause for complaint preferably in the form of a letter with proof of delivery.    If you are not satisfied with the outcome and are located in the UK, Citizens Advice Consumer Service will give you advice.
